The Story — What Changed

89 Pritchel Place is a custom mountain home in The Summit at Cordillera, designed by Judge + Associates. A butterfly roof opens the house to the sky, a limestone fireplace rises the full height of the great room, and about 1,100 square feet of Upper Stone Patio looks out over the spruce and the valley beyond.

It is a beautiful property. It had also been on the market for more than a year, with MLS exposure and professional photography. The home was never the problem. What it needed was attention: a reason for the right buyer, wherever they happened to be, to stop and look closely.

So we changed the story. In early September I created a short Instagram Reel showcasing the home and used it to put the property in front of a much larger audience than it had reached before, well beyond the people already shopping the Vail Valley MLS.

Within about a week of posting the Reel, 89 Pritchel Place was under contract. The sale closed in October 2026.

The Reel did not sell the house on its own. A well-designed home, an experienced co-listing partner and a careful negotiation all mattered. What the Reel did was create new attention and new momentum around a property the market had stopped noticing, and that momentum is what turned into a contract.
