The short answer

Are short-term rentals allowed in Bachelor Gulch?

It depends on the lot and on when you buy. For the Class A Estate Lots (Lots 1–107, 112–115, T-1 and T-2), the Bachelor Gulch Village Association policy recorded May 9, 2025 prohibits rentals under 14 days and requires a $500 annual Leasing License for leases of 14 days or more — but owners of record on the recording date are grandfathered, and that exemption ends when the residence is sold. Condominium and sub-association properties (such as the Ritz-Carlton Residences) are not covered by this policy and follow their own declarations plus Beaver Creek Resort Company licensing.

Before you count on rental income

There are two levels of STR rules to check.

Short-term rentals allowed by the municipality does not necessarily mean short-term rentals are allowed at the property. Both levels have to say yes.

  • For condominiums: the sub-association declaration and rental program
  • BCRC license and assessments

Multi-family properties and sub-associations inside Bachelor Gulch are governed by their own declarations, which may permit nightly rentals through a rental program. Because the estate-lot exemption is tied to the current owner, a home that rents nightly today under a grandfathered owner will not be able to after closing.

Level 1

Bachelor Gulch Village Association (unincorporated Eagle County) requirements

Government level
Unincorporated Eagle County has no county STR license or registration. The Board of County Commissioners considered a county-wide ordinance and on May 13, 2025 decided not to adopt one; the County states that regulation is left to metro districts and HOAs. Beaver Creek Resort Company's Lodging Business License ($200) and civic assessments (5.35% + 0.96%) apply to Bachelor Gulch rentals as part of the Beaver Creek resort.
Taxes
Colorado sales tax 2.9% + Eagle County sales tax 1.5% + Eagle Valley RTA 0.5%, plus the Eagle County lodging tax of 4% on stays under 30 days (2% since 2023, increased to 4% effective January 1, 2026), remitted quarterly on Colorado form DR 1485. Airbnb and Vrbo collect the state-administered taxes and the county lodging tax as marketplace facilitators.
The 2025 policy
"Bachelor Gulch Village Association Resolution Adopting Policy Regarding Licensing of Residential Leases Regulations and Rules", adopted May 2, 2025, recorded with the Eagle County Clerk & Recorder on May 9, 2025 (Reception No. 202505950). Applies only to the Class A Estate Lots listed in its Exhibit A.
Short-term rental prohibited
A short-term rental is defined as occupancy for less than 14 days. "No property within Class A of Bachelor Gulch Village shall engage in a Short-Term Rental." Advertising for short-term rental on VRBO, Airbnb and similar sites is prohibited.
Leasing License
Leases of 14 days or more require an Association Leasing License: apply at least 30 days before advertising, $500 per year, 12-month term, non-transferable, terminates on sale (the buyer applies before leasing). Local agent within 60 minutes available 24/7; parking in garages and driveways with a Public Safety hang tag; occupancy within local limits; posted license and contact information.
Grandfather clause
Owners of record as of the recording date are exempt from the policy. A conveyance of title after May 9, 2025 — with limited exceptions such as certain transfers exempt from the real estate transfer assessment — terminates the exemption for that residence.
Enforcement
Fines set by the Board, each day a separate offense; a third confirmed complaint may revoke the license; fines unpaid for 60 days may become a lien.
