Are short-term rentals allowed in Gypsum?

Verify current local rules. As of this update the Town of Gypsum publishes no short-term rental ordinance, permit or registration; its licensing page lists only general business, contractor, liquor and tobacco licenses. Short-term stays in Gypsum pay the Eagle County lodging tax of 4% (the Town confirms the county collects it inside Gypsum) plus state, county and Gypsum sales taxes, and Gypsum voters will decide in November 2026 on a 4% municipal lodging tax that would replace the county's. HOA covenants and deed restrictions decide the individual property.

Before you count on rental income

There are two levels of STR rules to check.

Short-term rentals allowed by the municipality does not necessarily mean short-term rentals are allowed at the property. Both levels have to say yes.

Government requirements

Set by the town, the county, or in Beaver Creek the Resort Company. They decide whether a license exists, what it costs, and which taxes apply.

Gypsum's subdivisions — Buckhorn Valley, Chatfield Corners, Eagle River Estates, Cotton Ranch, Stratton Flats and others — each carry recorded covenants, and several newer neighborhoods include deed-restricted homes. Rental rules, where they exist, are in those documents.

Town of Gypsum requirements

Town rules
No STR-specific ordinance, permit or registration is published by the Town of Gypsum. The Town's general business-license requirement applies to businesses operating in town; whether the Town treats an STR host as a business is not stated on its site — confirm with Town Hall before advertising. Lodging tax
Gypsum has no municipal lodging tax today. The Town states: "Eagle County currently collects a 4% lodging tax in Gypsum" and that "Airbnb, VRBO and other short-term rentals (STRs) are supposed to pay the Eagle County lodging tax when rentals are less than 30 days." A 4% Gypsum lodging tax replacing the county tax is on the November 2026 ballot (a similar measure failed in November 2024). Source ↗
Sales tax
Town of Gypsum 3.0% + Eagle County 1.5% + State 2.9% (+ Eagle Valley RTA 0.5%). Gypsum is self-collected today and plans to migrate to state collection for sales periods beginning January 2027. Source ↗
State license
Anyone renting accommodations for less than 30 days needs a Colorado sales tax license; Airbnb and Vrbo collect the state-administered taxes and the county lodging tax on the bookings they process. Source ↗
Deed-restricted units
Eagle County's Affordable Housing Guidelines (Administrative Procedures, Aug. 1, 2023, §4.1.4) state that short-term leases are not permitted in price-capped or resident-occupied units, and the units may not be advertised on Airbnb, VRBO or similar sites.
