Eagle County Real Estate Market Report — October 2026

The short answer: As of October 3, 2026, about 671 homes are for sale across Eagle County, the valley-wide median list price sits near $1,949,000 (about $1,231 per square foot), and listings are averaging 147 days on market. Inventory fell for the second month in a row, roughly 68 fewer listings than early September, while average time on market ticked back up. That combination is classic shoulder season, and it leaves the market leaning slightly toward buyers heading into winter.

These figures come from the Vail Board of REALTORS® MLS and update daily on our Eagle County market report. As always, we count residential inventory only (single-family homes, duplexes, townhomes and condominiums). Land, commercial property and fractional interests are excluded, so our numbers can read differently than headlines elsewhere.

What changed between September and October

Lay the last three reports side by side and the inventory story is clear: about 816 active listings in early August, 739 in early September, 671 now. The median list price has barely moved over that stretch, from $1,995,000 to $1,975,000 to $1,949,000, and price per square foot is essentially flat. Fewer homes, steady asking prices. Nobody is panicking on price, and nobody is chasing.

The number that moved the “wrong” way is days on market, up from 139 to 147. We would not read that as buyers walking away. October is when sellers who are not committed pull their listings to relist in winter or spring, and homes that go under contract leave the pool too. What remains skews toward listings that have been sitting, and every one of them gets a month older between reports. In plain terms: the fresh inventory is getting absorbed or withdrawn, and the patient inventory is still waiting. That is exactly where negotiation happens.

October is the quietest month on the calendar and one of the most useful. The tourists are gone, the sellers who remain mean it, and the winter buyers have not landed yet.

Community by community — the October pulse

Up-valley. Vail is still the county’s deepest market, with about 148 active listings at a $2,992,500 median and 143 days on market. That is roughly two dozen fewer listings than September and slightly faster average days, which suggests resort buyers are lining up before opening day. Beaver Creek shows about 54 listings at a $3,495,000 median and 142 days. That median is well below last month’s $3,900,000, and the honest read is mix rather than a price drop: a few higher-end listings sold or came off the market, which changes what the middle of the remaining shelf looks like. Mid-valley. Avon remains the fastest meaningful market in the county at about 126 listings, a $2,357,500 median and 87 days on market. Edwards has about 102 listings at a $3,197,000 median and 109 days, a little lower on median and count than September. Eagle-Vail holds steady at 22 listings, a $1,767,500 median and 90 days. Down-valley. Eagle saw the biggest shift: about 101 listings, down from 119, with the median easing to $1,350,000 and average days rising to 126. More attainable homes make up a larger share of what is left, which is good news for first-time and full-time buyers. Gypsum is still the county’s most accessible entry point, with a $796,489 median across 67 listings and 117 days on market.

Gated and luxury enclaves. Cordillera shows about 25 listings at a $4,937,500 median and 112 days. Bachelor Gulch (5 listings, $17,950,000 median), Mountain Star (2 listings) and Arrowhead (2 listings) are so thin that a median describes what happens to be listed, not what the neighborhood is worth. Minturn’s 435-day average carries the same caveat: 25 listings, a few of them long-held, pulling the number hard.

What October 2026 means if you are buying

This is the last calm window before the first chairlifts bring the winter buyer wave. The sellers still listed in October have usually lived through a full summer, and their listing history (original price, every reduction, days on market) tells you more about flexibility than any conversation. Get pre-approved, run your budget across every town at once on the property search (use the “price reduced” and days-on-market filters to find the motivated sellers), and plan your inspection around early-season conditions. What October 2026 means if you are selling

Less competition is the good news: about 68 fewer listings than a month ago. The harder truth is that buyers can see how long your neighbors have been sitting, and average days on market are drifting up. If you are listing now, price for this October rather than last spring, and make the home ready to show in snow (clear walkways, warm lighting, photos that are still accurate).
