Can You Short-Term Rent a SKJÓL Residence?

The honest answer is that it depends, and nobody should promise you otherwise before the specific residence is checked. Here is how the Town of Avon's rules work and exactly what we verify for you.

The short answer — it depends on the specific residence

Renting a SKJÓL residence for less than 30 days depends on zoning, Town of Avon licensing and license availability, the association's documents and the specific residence. We do not describe SKJÓL as a short-term rental property. Ask us to verify the current rules for the residence you are considering.

How Avon regulates short-term rentals

Stays under 30 days need a Town STR license and a sales tax license. Multifamily properties in the Short-Term Rental Overlay but outside the Town Core can be capped at 15 percent STR-F licenses; the Town Core is not capped.

STR-F Full

Unlimited rental nights. For multifamily properties in the Short-Term Rental Overlay outside the Town Core, no more than 15 percent of the dwelling units may hold an STR-F license.

STR-L Limited

Up to 42 rental nights while the license is active. Not subject to the 15 percent cap.

STR-RO Resident occupied

For a full-time resident (8 or more months a year) who is present for part of each stay. Unlimited nights, no cap.

What we verify for you

  • Zoning and whether the property is in the Short-Term Rental Overlay or the Town Core
  • Which license types the residence could qualify for, and whether STR-F licenses are available under the cap
  • The SKJÓL declaration, bylaws and rules on rentals, minimum stays and use of the KŌVE Flex Suite
  • Any deed restriction on the specific residence
  • Taxes: Avon collects 10 percent in total on stays under 30 days (4 percent sales, 4 percent accommodations, 2 percent STR tax for community housing), plus county and state taxes

Deed restricted does not automatically mean rental allowed, and a building with rentals today does not guarantee a license for the next owner.

The KŌVE Flex Suite

The developer describes the KŌVE Flex Suite as a lock-off with its own entrance, kitchenette and bath that can be a guest retreat, home office or rental. That describes the space, not a license: any stay under 30 days follows the same Town licensing and association rules.
