A Buyer's Agent in Vail Who Works for You

The listing agent works for the seller. A buyer's agent works for you: we find the right home, check what the listing does not tell you, price your offer from closed sales and negotiate the inspection, in English or Spanish.

What a buyer's agent does in Vail

A listing is written to sell the home. Our job is to find out what it leaves out. In Vail that usually means the HOA: its dues, its reserves, any special assessment coming, and whether it allows short-term rentals. It means checking for deed restrictions, which apply to some Vail condos and limit who can buy and how the home can be used. It means pulling the closed sales in that building so your offer rests on what homes actually sold for, then reading the inspection with you and negotiating the repairs.

Who you will work with

How it works

  1. A short callWhere you want to be, how you will use the home, budget, financing and timing.
  2. Your search, set upListing alerts tuned to your criteria, so new homes reach you the day they hit the MLS.
  3. Tours with honest notesIn person or by live video, with what we see on condition, value and resale.
  4. An offer you can defendPriced from closed sales in that building or neighborhood, with terms that protect you.
  5. Inspection to closingWe negotiate repairs and coordinate lender, title, insurance and HOA documents.

Questions we answer before you write an offer

Can I rent it nightly, and does the town or the HOA require a license? What are the monthly dues and what do they cover? Is the unit deed-restricted? Where do I park, and how far is the walk or bus to the lifts? What did comparable units in this building sell for in the last year? Rental and HOA rules vary by town and association and change over time, so we confirm the current rules in writing for each property rather than relying on what was true last season.

Buying from out of state, abroad, or new construction

Most Vail buyers live somewhere else. We tour homes for you by live video, handle offers by e-signature and coordinate remote closings, so you can buy without flying in for every step. For new construction, Luis worked in Colorado construction before real estate and reads plans, specifications and builder contracts with you before you sign.

Common questions

Do I need a buyer's agent to buy a home in Vail?
It is not required, but the listing agent represents the seller. A buyer's agent is the person whose duty is to you: checking the HOA, rental rules and deed restrictions, pricing your offer from closed sales, and negotiating the inspection.
Do I have to sign an agreement before touring homes?
Yes. Under the rules most MLSs adopted in August 2024, buyers sign a written agreement with their agent before touring. It states the services and how the agent is paid. We go through it with you on the first call, and it can be limited to a set period.
Can you tell me whether a condo allows short-term rentals?
Yes. We check the town's current rules and the HOA's declarations and rules for that specific building before you make an offer, and we make the offer contingent on reviewing those documents. Rules change, so we confirm them for each property rather than generalizing.
Can I buy in Vail without visiting first?
Yes. Many of our buyers tour by live video, sign offers electronically and close remotely. We still recommend a professional inspection, and if you can visit before closing, we will plan the trip around it.
