Beaver Creek is not a town. Its rental rules come from the Resort Company and from each building's declaration, with Eagle County collecting the lodging tax.

The short answer

Are short-term rentals allowed in Beaver Creek?

Yes — Beaver Creek is one of the valley's most established short-term rental markets. There is no municipal license because the resort is unincorporated; instead, Beaver Creek Resort Company requires a Lodging Business License once a home or condo is rented more than four days in a month, collects civic assessments on every STR night, and each condominium or homeowner association sets its own rental rules. Bachelor Gulch estate lots (see that page) now prohibit stays under 14 days for post-May 2025 buyers.

Before you count on rental income

There are two levels of STR rules to check.

Short-term rentals allowed by the municipality does not necessarily mean short-term rentals are allowed at the property. Both levels have to say yes.

The Resort Company license does not decide whether your unit may be rented. That is set by the condominium declaration or the homeowner association of the specific building or enclave — and Beaver Creek has dozens. Some run front-desk rental programs and welcome nightly stays; others impose minimum stays, owner-use requirements or rental-program participation rules. Bachelor Gulch Village Association recorded an estate-lot leasing policy in May 2025 that prohibits stays under 14 days for owners who purchase after the recording date.

Level 1

Beaver Creek Resort Company (unincorporated Eagle County) requirements

Who regulates
Beaver Creek is unincorporated Eagle County. There is no county STR ordinance (the County chose not to adopt one on May 13, 2025). Beaver Creek Resort Company (BCRC) administers business licensing and assessments for the resort; the Beaver Creek Metropolitan District and each association handle the rest.
License trigger
BCRC: "If a home or condo is rented out for more than four (4) days in a month, the owner must also obtain a Lodging Beaver Creek Business License." Rentals to the same person for 30 days or more are long-term and carry no assessment.
Fee & portal
$200 initial and $200 renewal, valid 12 months from issue, through the STR portal (shorttermrental.beavercreekresortcompany.com), where monthly assessments are also filed. Owners who rent only through a BCRC-licensed manager are exempt from holding their own license.
Civic assessments
5.35% Civic Assessment and 0.96% Civic Lodging Assessment on all short-term rental nights, due with Colorado and County sales tax filings. BCRC uses a monitoring company to identify unlicensed rentals; unpaid assessments can lead to penalties, interest and a lien.
Government taxes
Colorado sales tax 2.9% + Eagle County sales tax 1.5% + Eagle Valley RTA 0.5%, plus the Eagle County lodging tax of 4% on stays under 30 days (2% since 2023, increased to 4% effective January 1, 2026), remitted quarterly on Colorado form DR 1485. Airbnb and Vrbo collect the state-administered taxes and the county lodging tax as marketplace facilitators.
Occupancy, parking, safety
BCRC publishes no STR-specific occupancy or minimum-stay rule; its general parking, noise (rev. July 31, 2025), trash and pet regulations apply to every property. Building declarations commonly set occupancy and parking limits.
Sale of the property
The BCRC license is issued per unit to the owner; a buyer obtains their own license through the portal. Confirm the association's rental program and any pending policy changes during due diligence.
