Short-Term Rentals in Mountain Star, Colorado

Large private estates above Avon. Two rulebooks apply, and neither is written for nightly rentals.

The short answer

Are short-term rentals allowed in Mountain Star?

Verify before you count on it. Mountain Star lies inside the Town of Avon, where short-term rental is a permitted use only in the Short-Term Rental Overlay district or the Town Core; a Mountain Star lot outside those mapped areas cannot be licensed for STR at all. Where the map does allow it, an Avon STR license, Avon's 10% local taxes and the Mountain Star Association's covenants (which are not published publicly) all apply. Ask the Association for its current rental rules and the Town for the zoning determination on the specific lot.

Before you count on rental income

There are two levels of STR rules to check.

Short-term rentals allowed by the municipality does not necessarily mean short-term rentals are allowed at the property. Both levels have to say yes.

Government requirements

Set by the town, the county, or in Beaver Creek the Resort Company. They decide whether a license exists, what it costs, and which taxes apply.

Property-specific restrictions

Written into the recorded documents that run with the property. A town license never overrides them, and they are where most "no" answers in the Vail Valley come from.

  • Avon zoning determination: is the lot in the STRO district or Town Core?
  • Mountain Star Association declaration and rental rules
  • Gate access and guest registration
  • Any recorded deed restriction

The Mountain Star Association enforces design review and covenant controls for the community, but it does not publish its covenants online, so we do not state a minimum lease term here. Buyers should obtain the recorded declaration and current rules from the Association or the seller's HOA documents during due diligence.

Town of Avon (Mountain Star Association) requirements

Town rules
Mountain Star is within the Town of Avon. Avon permits short-term rentals only in its STR Overlay district or Town Core (Avon Municipal Code §7.20.090) and requires an Avon STR license before advertising. Single-family homes that qualify use the STR-Full license ($500 per year for 4+ bedrooms). See the Avon page for the full program.
Taxes
Avon collects 10% (4% sales, 4% accommodations, 2% community-housing STR tax) plus state 2.9%, Eagle County 1.5% and RTA 0.5%. The Eagle County lodging tax does not apply inside Avon.
Management standards
Avon's STR standards apply: responsive management contact, occupancy of two per bedroom plus two, off-street parking, quiet hours, license number in advertising.
