Short-Term Rentals in Vail, Colorado

Vail licenses short-term rentals town-wide, but the license is only half of the answer. The other half is written into your building's covenants.

The short answer

Are short-term rentals allowed in Vail?

Yes — with a Town of Vail STR license. The Town defines a short-term rental as a dwelling unit (or room) rented for fewer than 30 consecutive days, requires an approved license before you advertise, and does not cap licenses or restrict them by zone district. The license does not override HOA or condominium rules, and deed-restricted employee housing units may not be rented for less than 30 days.

Before you count on rental income

There are two levels of STR rules to check.

Short-term rentals allowed by the municipality does not necessarily mean short-term rentals are allowed at the property. Both levels have to say yes.

Set by the town, the county, or in Beaver Creek the Resort Company. They decide whether a license exists, what it costs, and which taxes apply.

Property-specific restrictions

Written into the recorded documents that run with the property. A town license never overrides them, and they are where most "no" answers in the Vail Valley come from.

  • Duplex notice requirement and parking allocation

In Vail, level 2 usually looks like this

Vail's STR chapter states that it does not supersede private covenants, conditions or restrictions. In practice that is where most Vail answers are decided: many Vail Village and Lionshead condominium declarations permit nightly rentals and run front-desk programs, while other buildings limit rentals to 30 days or more, require owner registration, or restrict the number of rental units. Duplex owners must also give the adjoining owner written notice when applying.

Town of Vail requirements

Definition
A residential dwelling unit, or any room in it, available for lease for fewer than 30 consecutive days (Vail Town Code §4-14-2).
License
Required for each STR before advertising; apply at least 30 days before you advertise. Three categories: individual owner, professional property manager (who also needs a Vail business license), and units in buildings with 24/7 on-site front-desk management.
Fees & renewal
$260 per year for owner- or manager-operated units; $50 for units in 24/7 front-desk buildings. Every license expires February 28 (renewal due January 31); current licenses expire February 28, 2027.
Insurance
Continuous coverage with minimum limits of $1,000,000 (§4-14-4). Marketplace coverage from Airbnb, Vrbo or Evolve is accepted by affidavit.
Fire / safety
Vail Fire inspection required as a condition of licensing and every three years for units not in 24/7-managed buildings (Ord. 3, Series 2025), plus a notarized self-compliance affidavit. Smoke and CO alarms, extinguishers, posted egress plan and address.
Local representative
A natural person within 60 minutes of the unit, available 24 hours a day, 7 days a week (not required in 24/7-managed buildings).
Occupancy & parking
Occupancy follows the zoning definition of family: up to two persons per bedroom plus two per unit. Vehicles only in designated parking areas, never on landscaping. No portable outdoor fireplaces.
Advertising
The STR license number must appear immediately after the description in every advertisement (§4-14-6).
Sale of the property
Licenses are non-transferable and expire when title transfers; the new owner applies for a new license.
Taxes
Sales tax on lodging totals 9.4% (State 2.9%, Eagle County 1.0%, County transportation 0.5%, RTA 0.5%, Town of Vail 4.5%) plus the Vail Local Marketing District lodging tax of 1.4% — 10.8% in total. A proposed 6% Vail STR excise tax (Ballot Issue 2A, Nov. 2025) failed by the Town's posted unofficial count and is not in effect.
Penalties
Civil fines of $1,500 for a first violation and $2,650 for a second within 12 months; a third violation suspends the unit's license for three years regardless of ownership (§4-14-9).
Deed-restricted units
Employee housing units (EHUs) may not be leased for less than 30 consecutive days and must be occupied by Eagle County employees (§12-13-3). Vail InDEED units must be the occupant's primary residence.

¿Se transfiere la licencia STR de Vail cuando compro la propiedad?
No. Las licencias no son transferibles y vencen al transferir el título. Presupueste una nueva solicitud, inspección y seguro antes de la primera reserva.
