Buying a Second Home in the Vail Valley: 7 Questions to Answer First

Every second-home story in this valley starts the same way: a great ski trip, a last-morning coffee, and somebody saying “what if we just… had a place here?” We love that moment — it’s why we do this job. But the buyers who end up happiest are the ones who slow down for one afternoon and answer seven questions before touring a single property. Here’s the local version of each.

1. How will you really use it?

Two ski weeks a year points to a lock-and-leave condo near a lift. If summer is part of the dream — and in this valley, it should be — mid-valley towns like Edwards and Avon put hiking, golf, and the Eagle River at your door. 2. Does it need to earn income?

If short-term rental income is part of the math, the rules decide the shortlist before taste does: STR licensing and restrictions vary by town and HOA across Eagle County, and they change. We verify the current rules for any specific property before you offer — never assume.

Buy the place you’d keep if the rental income disappeared. Everything else is underwriting.

3. Which community fits?

The valley has a dozen distinct answers — the village energy of Vail, the gated calm of Beaver Creek and Cordillera, the everyday convenience of Edwards, the value and airport access of Gypsum. Visit in both seasons if you can; the towns change personality with the snow.

4. How will you finance it?

6. Who watches it when you’re gone?

7. What’s the exit?

Limited developable land and resort-anchored demand have historically supported values here, but every community trades on its own rhythm.
